SALES & MORTGAGE VOLUME CONTINUE TO FALL!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in January 2023 was down 34% from January 2022 volume and the total value of sales was down 21.5% from the previous year. The median individual property sale value was up 1.3% from the previous year. There was a 52.6% decrease in the volume of mortgage activity from January 2022 levels.
Year to Date: Volume of Sales is down 34%; Total Value of Sales is down 21.5%; Individual Sales Value is up 1.3%; Mortgage Volume is down 52.6%.
Register Meade reports that there were 350 deeds recorded at the Barnstable Registry of Deeds in January 2023 with stated sales values above $50,000.00 representing a stated value of $289,977,490.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in January 2023 was $531,000.00.
There were 603 mortgages recorded with values above $50,000.00 in January 2023 with a total value of $384,834.060.00. The median mortgage amount, commercial, residential or other, was $316,000.00.
By way of comparison, there were 531 deeds recorded at the Barnstable Registry of Deeds in January 2022 with stated sales values above $50,000.00 representing a stated value of $369,304,826.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in January 2022 was $525,000.00.
There were 1,273 mortgages recorded with values above $50,000.00 in January 2022 with a total value of $588,510,686.00. The median mortgage amount, commercial, residential or other, was $329,000.00.
